Draw Inspections

Are you building a new home?

If so, your lender will likely require construction draw inspections throughout the construction process to verify that the work completed aligns with the builder’s payment request (also known as the loan draw) before releasing any funds.

Draw inspections do a couple of things:

They prevent lenders from paying for work that has not actually been completed; and
They ensure that the total payouts do not get ahead of the actual percentage of physical construction progress.

Is a Draw Inspection a Code or Home Inspection?

No. A draw inspection just verifies physical construction progress and provides that information to the lender. These inspections do not replace municipal build code inspections or a comprehensive home inspection.

What Happens During a Draw Inspection?

The inspector visits the site and takes geo-tagged photographs of construction progress, including any materials that have been delivered or are stored on site. They also calculate construction completion percentage. This information is then provided in a brief report to the lender.

When Does a Draw Inspection Take Place?

Draw inspections usually take place as major building stages finish. These can include:

Site work and excavation: Including clearing, grading and initial site prep
Foundation work: Footings, pours, and waterproofing
Framing & roofing: Wall assemblies, trusses, decking and dry-ins
Rough-ins: Plumbing, electrical, and HVAC installations prior to drywall installation
Interior finishes: Drywall, flooring, trim and cabinetry
Final completion: Punch-list items

Draw Inspections Are Not Home Inspections

A draw inspection report is only provided to your lender as verification that the construction is proceeding on schedule and that the project is prepared for another round of loan disbursement. A home inspection on the other hand is a comprehensive non-invasive inspection of the home’s system and visible structure once construction is complete.
